Pune adds thousands of new tenants every year — students, IT professionals and startup teams. The rental market is competitive, and landlords rarely wait more than a week for a decision. Here are the 10 questions that will save you real money.

1. Is the landlord the actual owner? Ask for the sale deed or index-II copy. In Pune many flats are managed by brokers who "represent" the owner — always meet the owner once.
2. What is the society NOC status? Baner, Hinjewadi, Kharadi societies enforce strict move-in rules. No NOC = no move-in.
3. What is the water schedule? Some Pune neighbourhoods get water only twice a day. Ask about backup tanker cost.
4. Is there a power backup? Common areas + inverter for the flat. Peak summer load-shedding is real.
5. Total move-in cost? Rent + deposit + brokerage + society deposit + move-in charge — list every rupee before paying anything.
6. What is the rent hike at renewal? Pune landlords commonly raise 8-10%. Fix it in writing.
7. Who pays maintenance? Society CAM in Pune is ₹2-4/sqft/month. Get clarity.
8. Are pets allowed? Not just the landlord — the society by-laws also matter.
9. Notice period? One month is standard. Refuse anything more than 2.
10. What is the police verification process? Landlord must file it — reject anyone who tells you "not needed".

Pune-specific gotchas

• Two-wheeler parking — Not always included. Some societies charge ₹200-500/month extra.
• Broker fee — Legally capped at 1 month rent in Pune. Never pay more.
• Furnishing check — Semi-furnished in Pune usually means fans + lights + kitchen chimney. Anything else costs extra.
